Application requirements and guidelines
Income:
All combined applicants must have a monthly gross income of 3 times the rent and provide 2 months of pay stubs or other proof of income. We combine income for spouses and do not require separate applications.
Credit:
Applicants must have satisfactory credit with a minimum score of 600 or above desired. There must be one year of credit history with on-time payments and no charge offs, recent bankruptcies, foreclosures, evictions, judgements, or collections outside of medical. A landlord reference will be requested and must be satisfactory.
Background:
Applicants with felonies or numerous misdemeanors will not be approved. We do not rent to sex offenders.
Application process:
Applicants must drop off or mail a completed application along with a $45.00 check or money order to our office or apply online. The office will contact applicant to process payment over the phone (processing fees apply) once application is pre-approved.
Application must be accompanied with proof of income as stated above and a picture id. Applications are processed within 24-48 hours.
Once an applicant is approved a security deposit equivalent to one month’s rent will be required within 24 hours or the application will be closed out.
