All leases are a minimum of one year. After 12 months you will be given the option to renew for another year, go month to month at a higher rent rate or vacate the unit.

We accept checks, cashiers checks, and money orders. Rent can also be paid by credit or debit card through the tenant portal (fees apply).
NO, we do not allow tenants to alter the unit. NO PAINTING. Tenants can hang pictures , but we ask that they use the smallest nail possible and that they do NOT use sticky adhesive. Please leave nails in place upon leaving unit.
Yes, all you have to do is provide us with a copy of your orders.
Rents are due and payable on the 1st of each month without requiring a statement to pay when billed. If not paid by 5:00 p.m. on the 5th day of each month, a 5% late charge plus $5.00 per day will apply until paid in FULL and will be considered as additional rent. Payments received after 5:00 p.m. will be applied to the next business day. Saturday and Sunday are NOT considered business days. Payments must be paid in FULL by 5:00 p.m. on the 5th to avoid the late charges. Rent is pro-rated for move-ins and move-outs.
Yes, however we only allow a maximum occupancy of two tenants per unit if one is a college student.
If the property applying for is pet friendly, we allow one pet under 25 lbs. There is a $300 pet deposit (single family homes -$400 pet deposit) and $25 additional monthly rent. THERE ARE NO EXCEPTIONS.
Applicant must make 3 times the monthly rent amount to qualify. Applicant must provide proof of two month’s income (pay stubs, bank statements or copy of W2). School is accepted as an alternative, provided income can be verified through financial aid/grants, etc.
Each adult applicant expecting to be a lease holder must complete an application and pay a $45 fee. A valid ID is required along with proof of 2 month’s income. Once received, we will process a background, eviction and credit check to verify that the applicant has satisfactory credit with a minimum score of 600 or above desired. Recent charge offs or collections outside of medical typically result in a denial. Any past evictions will result in an automatic denial. Processing time is usually 24-48 hours. Deposit is required within 24 hours of approval and a unit can be held for 30 days.
